Thank you for viewing our website and considering Belmont House for heritage bed and breakfast accommodation when visiting Dunedin, New Zealand. Our emphasis is on privacy, charm and attention to detail.

Belmont House is a gracious two storey Victorian Villa sitting on the city rise close to the centre of town offering comfortable and relaxed accommodation in three beautifully and individually appointed rooms, all located on the upper floor of the house.

Whatever your reason for visiting Dunedin, Belmont House is the perfect base to explore the wonderful attractions of the city and Otago Peninsula.

Please note this property has some stairs and may not be suitable for elderly or people with disabilities. Belmont House is a smoke free property.

Accommodation

As we only cater to a maximum of six guests you will always be assured of personal service, attention to detail and a feeling of space at Belmont House.

Belmont House offers three beautifully appointed guest rooms, each with their own individual character. The spacious bedrooms and guest lounge are all located on the upper floor of the house.

All bedrooms are individually heated and furnished to a high standard with period and contemporary furniture and New Zealand art. To provide you with optimum comfort the beds have feather and down or wool duvets and pillows, fresh cotton linen and electric blankets.

A selection of current New Zealand and international lifestyle magazines and books, clock radio, cotton bathrobes, fresh flowers, chocolates and fresh seasonal fruit completes each room.

The Master Bedroom

The largest of the guest rooms, the Master Bedroom, is a character room with a large bay window overlooking the front garden, city and harbour.

The bedroom is furnished with a king sized bed, Victorian mahogany linen press, Regency period chest of drawers and comfortable armchairs.

The ensuite bathroom has a deep bath with a shower over the bath, and a large stained glass window. New Zealand made Linden Leaves toiletries, thick fluffy towels, hairdryer and heated towel rail complete the ensuite.

Perfect for an indulgent retreat, romantic weekend or honeymoon.

The Ross Room

The Ross Room is a romantic room richly decorated with a William Morris touch. It is furnished with contemporary furniture made by local craftsmen and a 1920s oak dresser. The Ross Room has a queen sized bed and features stained glass windows, a settee, writing desk and chair.

Step down to the ensuite bathroom which has a large shower, thick fluffy towels, New Zealand made Linden Leaves toiletries, hairdryer, fan heater and heated towel rail.

The Ross Room is named after Stuart's Great Aunt Elizabeth Ross. The Ross family originated from Kilmartin in Scotland and settled in Dunedin in 1883. They raised a family of seven children with Elizabeth being the eldest. She trained as a midwife, and from 1921 until 1947 operated La Rochelle Maternity Home in Elm Row. The house is one block from Belmont House and is still called La Rochelle. It is now separated into rental flats.

The Sinclair Room

The Sinclair Room is a warm sunny room decorated in blues and buttery creams, and has lovely views of the harbour and the city. It has a queen sized bed with wrought iron bedstead.

The room is furnished with contemporary white and colonial furniture and comfortable armchairs.

The room has a number of art works from Dunedin and New Zealand renowned artists including Marilyn Webb and Gillian Pope. Robin's grandmother Leila Sinclair whom the room was named after was also a talented writer and artist, and a number of her watercolours completed in the 1930s feature throughout the house.

Leila and her husband farmed at Hindon in the Taieri Gorge where Robin's mother, brother and his family continue to farm Ardachy. If you take the Taieri Gorge Railway you will stop at Hindon and can view the statue, Robin's Mother has dedicated to working farm dogs.

A private bathroom is on the landing and has a shower, thick fluffy towels, New Zealand made Linden Leaves toiletries, hairdryer, fan heater and heated towel rail.

Arrival & Departure
Our preferred check-in and check-out times are from 3:00PM and up to 11:00AM respectively. Should you arrive early or wish to leave later, please advise us in advance and we will try to accommodate you. However, if this is not possible we are happy to store your luggage while you explore Dunedin.

If you expect to arrive after 7.00pm please advise us of your expected arrival time.

    Dunedin has a surprisingly rich number of cafes, restaurants, bars, shops and galleries. Local knowledge is something that visitors to any city or area appreciate. Here are a few suggestions of places we like to frequent and we hope you will enjoy them as well.

    Dunedin's shopping is focused around George and Princes Streets in the centre of town. Here you will find national chain stores as well as speciality shops and boutiques. George Street is Dunedin's main retail area; however there are many interesting shops and outlets in Princes Street and Moray Place. Here are some of our favourite haunts.  

    Dunedin is also New Zealand’s fashion capital with many local fashion designers selling their stock in the city.  The ID fashion show showcasing some of New Zealand’s leading fashion designers is held in March on the platform of the historic Dunedin Railway Station.  The show is now considered to be a highlight in the calendar of those dedicated to fashion.



    Dunedin restaurants and chefs have a national reputation for excellence. As you would expect in a University city there are also some funky good value restaurants. Here are a few that we enjoy and recommend to visitors and friends.
